Do I need an architect for a home extension?

For straightforward extensions you are not legally required to use an architect, but most homeowners who have worked with one say they would not do it any other way. An architect will make the most of your space and budget, navigate planning and building regulations on your behalf, and oversee the build to protect your interests.

How much does an architect cost in Northern Ireland?

Architectural fees vary depending on the size and complexity of the project and the scope of service required. As a general guide, fees for a full service from sketch design through to construction oversight typically range from 8–15% of the construction cost for residential projects. We are happy to discuss your project and provide a clear fee proposal before any commitment is made.

How long does planning permission take in Northern Ireland?

The statutory target for a decision on a householder planning application in Northern Ireland is eight weeks from the date the application is validated. In practice, decisions often take between eight and sixteen weeks depending on the local council area and complexity of the proposal. Commercial and larger residential applications can take longer. We manage the process on your behalf and keep you informed throughout.

What is the difference between planning permission and building regulations?

Planning permission is a legal requirement from the local council to carry out certain types of development. It considers the impact of the proposed development on the surrounding area. Building regulations are separate approvals that ensure the technical construction standards are met – structural integrity, fire safety, insulation, drainage and so on. Most building projects require both, and we manage both processes for our clients.

Do you work across Ireland as well as Northern Ireland?

Yes. We work on projects across Northern Ireland and the Republic of Ireland. Our principal, Eoighin Farren, holds accreditation with RIBA, RIAI, RSUA and ARB, meaning we are qualified to practise on both sides of the border.

We can provide as much or as little involvement as you need – from full design and oversight to drawing only services for those managing their own build.
