We offer a complete architectural service from initial sketch through to handover. Whether you are planning a new home, an extension, or a commercial development, we guide you through every stage of the process.

01

Sketch Design

We begin with a thorough understanding of your brief, the site and your budget. From this we develop sketch design proposals that explore the possibilities and establish the direction for your project. We present options clearly and work with you to refine the design until it truly reflects your vision.

02

Planning Permission

We manage the full planning application process on your behalf – preparing all required drawings, design statements and supporting documents, and liaising with the planning authority throughout. Our experience across Northern Ireland and Ireland means we understand the requirements of local planning authorities and how to present applications effectively.

03

Technical Design

Once planning permission is secured we develop the design into a full technical package. This includes detailed construction drawings, specification documents and coordination with structural engineers and other consultants. These documents form the basis for building regulation approval and contractor pricing.

04

Tender Management

We compile tender packages and invite competitive pricing from suitable contractors. We evaluate the returns, advise on contractor selection and assist in preparing the building contract. Our aim is to secure best value while ensuring the selected contractor has the right experience and capacity for your project.

05

Construction Oversight

We inspect the works at regular intervals throughout construction, issue certificates and instructions, and act as contract administrator to protect your interests. Having your architect involved during construction ensures quality, resolves issues as they arise, and gives you confidence that your project is being built as designed.

06

3D Visualisations

We produce high-quality 3D visualisations to help you understand how your project will look and feel before construction begins. These are also valuable for planning applications, stakeholder presentations and marketing material.
